QD Design is headquartered in Cypress, Texas (northwest Houston) and provides architecture and MEP engineering across Texas — Houston, Austin, Dallas–Fort Worth, and San Antonio — with completed projects in Florida and Minnesota. Permit success is local: every jurisdiction has its own amendments, reviewers, and habits. Below is where we’ve earned that knowledge, project by project.
Houston Metro (Home Base)
Our deepest market. Completed projects include a 25,250 SF industrial renovation (Westhollow Pkwy), a 17,000 SF medical clinic campus (Bellaire Blvd), a pharmaceutical cleanroom (Northchase Dr), a multi-tenant food hall (Bellaire Blvd), dual warehouse buildings (S Rice Ave), and dozens of restaurant, retail, church, and office TIs. Jurisdictions worked: City of Houston DSD, Harris County, Cypress, Katy, Sugar Land (Building + Health Dept), Pearland, League City, Tomball, Humble, Webster, Bellaire, Pasadena, Fort Bend County Fire Marshal, TDLR.

Austin
Repeat experience with City of Austin plan review — among the most demanding in Texas. Projects: AutoZone retail store (31% better than IECC lighting baseline, COMcheck-verified), Oumi Sushi restaurant (five review rounds to approval), a private social club, and additional restaurant work. We know Austin’s UMC amendments, energy-code enforcement, and submittal quirks first-hand.
Dallas–Fort Worth
Projects include the KPot Korean BBQ & hot pot restaurant (Mesquite), the Wok & Bao full-service restaurant (Dallas), and a repeatable lash-studio prototype in Euless. DFW’s patchwork of suburban jurisdictions rewards engineers who read local amendments before drawing — we do.

San Antonio
QD Design serves San Antonio with the same one-contract architecture + MEP package, including restaurant and commercial TI work and fast-response revision services for projects already in review.
West & East Texas
Odessa: a multi-component travel center (gas station + national QSR franchise tenant + playground facilities). Tyler: MEP design for the Thomas Trace assisted living community. El Paso and other markets: national franchise rollout support.
Florida
Mechanical design for a senior living facility in Royal Palm Beach (Palm Beach County) under the Florida Building Code — humid-climate HVAC and dehumidification engineering delivered from our Texas office.
Minnesota
Electrical and plumbing design for a Paris Baguette bakery café in the Minneapolis area — part of our multi-state franchise support practice.
Frequently Asked Questions
Can QD Design stamp drawings in my state?
Our engineering work is led by a Texas-licensed Professional Engineer, and we support multi-state projects directly or through licensed local partners depending on the state. Tell us where your project is and we’ll confirm the licensing path in our fee proposal.
Do you visit sites outside Houston?
Yes — site investigation is part of most projects, and we routinely perform site visits across Texas. For out-of-state work we combine owner-provided documentation, photo/video surveys, and local partners.
My city has a reputation for tough plan review. Does that change your fee?
No — answering plan-review comments until permit issuance is included in our standard scope. Jurisdiction difficulty affects schedule expectations, which we state up front.
